Moving past reception, the plan transitions into a large open work area designed to accommodate approximately one hundred five workstations arranged in organized benching runs. These workstations are positioned to maximize efficiency while preserving generous aisle widths and clear paths of travel, making the space well suited for team-based organizations that require density without sacrificing comfort. The open work area benefits from perimeter window lines, bringing consistent natural light deep into the workspace and creating a bright, energized working environment throughout the day.
Along the perimeter, six enclosed rooms are distributed to take advantage of window exposure. These perimeter rooms function effectively as private offices for leadership, client-facing roles, or heads-down work, and their placement allows them to remain visually connected to the open workspace while maintaining acoustic separation. The perimeter also supports two larger enclosed conference rooms intended for formal meetings, presentations, and board-style gatherings, each positioned to remain easily accessible from both the open work area and reception.
In addition to the primary conference rooms, three smaller meeting rooms are integrated into the plan for internal collaboration, team check-ins, or breakout sessions. These rooms are strategically located to reduce disruption to the open work area while remaining convenient for daily use. Support spaces are thoughtfully placed near the core, including areas that function well for information technology, storage, and back-of-house operations, keeping operational infrastructure out of primary sightlines.
The overall layout balances collaborative density with privacy, making the space adaptable for a wide range of office users including technology firms, creative companies, and professional services groups. With multiple perimeter rooms, strong natural light on more than one side of the floor, and a clear separation between public, collaborative, and focused work zones, the space delivers flexibility, efficiency, and a polished full-floor office experience suitable for long-term occupancy.
Workstations: Approximately 105 open workstations arranged in a collaborative layout. Private Offices: 7 private offices along the perimeter, ideal for focused work or executive use. Conference Rooms: 2 large conference rooms for formal meetings and presentations. Meeting Rooms: 3 smaller meeting rooms for team discussions or client meetings. Lounge Area: Includes a dedicated lounge space for informal gatherings and relaxation. Cafeteria: Features a spacious cafeteria with seating and serving space. Additional Areas: Includes IT rooms, a copy/print area, a multipurpose room, and storage spaces. The layout maximizes both collaborative and private work areas, providing flexibility for diverse business needs.
