Perimeter exposure wraps along multiple sides of the floors, with continuous window lines bringing in consistent daylight across the workspace and reinforcing a strong connection to Union Square and the surrounding streetscape. The scale of theses floors allows for the introduction of several perimeter rooms if desired, and the existing layout suggests the ability to carve out approximately eight to twelve enclosed rooms along the window line without compromising the openness of the central work area. These rooms can function as private offices, conference rooms, or breakout spaces depending on tenant requirements, offering flexibility for both executive use and collaborative functions.
The central portion of these floors are ideally suited for a high-density workstation layout capable of supporting a large team environment, with clear pathways connecting all areas of the space. The depth of the floorplates allows for multiple team zones to operate simultaneously, making it well suited for headquarters-style occupancy where departments need to remain interconnected while still having defined areas of focus. High ceilings and the building’s architectural character enhance the overall sense of volume, giving the space a refined yet creative atmosphere.
Additional support areas can be positioned toward the core, including pantry installations, lounge seating, and informal meeting zones, all of which can be integrated without interrupting the primary workflow. The building-within-a-building configuration creates here a multi-floor opportunity, allowing a tenant to create vertical connectivity across floors for a unified presence. The combination of scale, light, and flexibility makes this a highly adaptable environment capable of supporting a wide range of office, creative, or hybrid use cases.
