Perimeter planning introduces six enclosed offices, each positioned along the exterior wall and suited for executive use, team leads, or private client-facing rooms. These offices are evenly distributed to create balance between privacy and accessibility, allowing leadership to remain connected to the main workstation floor while maintaining separation when needed. Two full conference rooms are located off the primary circulation spine, each sized to accommodate formal meetings and presentations, while two additional meeting rooms provide more casual breakout space for internal discussions, quick stand-ups, or smaller group collaboration.
A central lounge component connects the various work areas, creating an informal gathering point that encourages interaction between teams while also serving as a decompression space throughout the workday. Adjacent to this lounge zone, a café-style pantry area supports daily operations with ample counter space and seating, allowing it to function as both a kitchen and an additional collaboration setting. The layout carefully separates these shared amenities from the focused work zones, ensuring that activity does not disrupt productivity.
Circulation flows cleanly from one end of the floor to the other, with multiple points of entry into the open area and clear sightlines across the workspace. The column spacing and exposed infrastructure contribute to a modern, industrial aesthetic while also allowing flexibility for future reconfiguration. As a full-floor opportunity, the space offers a cohesive identity for a single tenant, with perimeter offices, dedicated meeting rooms, and expansive open seating all integrated into a layout designed for both growth and day-to-day functionality.
