Each office has been configured predominately by an open layout all of which offers an outstanding range of commercial space options within Manhattan's Financial District...
The tenth floor offers many options and layouts to choose from based on the size and needs of your company. The landlord will consider all uses. Each private space comes with polished concrete floors, glass offices, and a modern kitchen area. Three sides of windows overlooking Broad and Stone streets illuminate each unit with an enormous amount of natural light. Exposed ceilings are better known as vaulted, or cathedral ceilings add to the charm of each of these units as well. The landlord is asking for $54 per foot, which is competitive against the majority of the Class B office buildings found in this area.
The offices are located three blocks from Wall Street and the New York Stock Exchange. All of which is just steps away from Manhattan's monied financial firms, advertising, publishing, entertainment and technology companies that are also found in this area.
Building Notes:
In one of the most significant financing transactions of 2017, joint venture partners Broad Street Development (BSD) and Invesco announced they had completed a $235 million recapitalization of 80 Broad Street, a 423,000 sq.ft. Art deco office tower in the heart of Manhattan’s Financial District. This renovation was complete in 2007. Renovations include new two story clear glass entrance and storefronts, new concierge/security desk, new elevator mechanicals and cabs, upgraded fire/life safety and electrical systems, messenger center with new, separate freight entrance for all deliveries and new cooling tower, turnstiles. This building measured 36 stories in height and was built in 1931. Amenities include an atrium, security system, property manager on site, a bus line, and 24 hour access. The building’s facade is limestone, concrete, and masonry with a black granite base.
Neighborhood Notes:
The Financial District, by one standard definition, is the section of Lower Manhattan roughly bounded by Chambers Street and the Brooklyn Bridge to the north and the West Side Highway on the west. The neighborhood has two faces: It is undeniably crowded during rush hour and around tourist hubs like Battery Park, the area around the National September 11 Memorial Museum, and the recently opened observatory at One World Trade Center. But the Financial District stripped of its suits is, as might be expected, quiet. Few neighborhoods in New York offer such accessibility. The Fulton Street station alone houses the 2, 3, 4, 5, A, C, J, and Z subway lines. From there, an express train to Times Square is five stops — 15 minutes, if not fewer. The PATH commute to New Jersey is easy as well, offering access to the World Trade Center Transportation Hub.

About the Building
The Maritime Exchange Building is located on 80 Broad Street, New York, NY 10004 is located on the corner of Broad Street and Stone Street. Completed in 1931, the building stands at 36 floors tall and features over 361,000 square feet in office space for rent, make it quite a sizable structure. Although an older building, 80 Broad Street has undergone a $12 million capital improvement plan over the last five years. The building benefits from some of New York’s best amenities as it sits in the heart of the Financial District. 85 Broad Street stands in close proximity to the red and yellow MTA subway lines as well as the Staten Island ferry. Hundreds of different restaurants also pepper the surrounding neighborhood. The edifice’s proximity to the other office buildings that pepper the neighborhood make this space ideal for an organization needing closeness to partner firms or clients. As a result, such excellent placement adds a significant amount of value for the building’s tenants. The building’s facade is limestone, concrete, and masonry with a black granite base. The structure is built in an art-deco style which complement a lot of the Financial District’s old and distinctive landmarks. Since being acquired by Swig Equities in 2004, the building has undergone a huge capital improvement program and has been repositioned as a luxury boutique office, making it an ideal space for boutique firms looking for prime downtown office space for rent.
Broad Street Development purchased 80 Broad Street, a 423,403 square foot Class B+ art deco building, in 2014. Broad Street Development saw 80 Broad Street as a unique renovation and repositioning opportunity that would satisfy increased demand for well located class “B” office product from the Technology, Advertising, Media and Information (“TAMI”) sectors. The purchase of 80 Broad Street returned BSD to its root principles of actively managing a downtown class B office property with four sides of windows, immense presence, and a high number of small sized tenants.
