80 Broad St., New York, NY 10004
Building at 80 Broad St

About the Building

The Maritime Exchange Building is located on 80 Broad Street, New York, NY 10004 is located on the corner of Broad Street and Stone Street. Completed in 1931, the building stands at 36 floors tall and features over 361,000 square feet in office space for rent, make it quite a sizable structure. Although an older building, 80 Broad Street has undergone a $12 million capital improvement plan over the last five years. The building benefits from some of New York’s best amenities as it sits in the heart of the Financial District. 85 Broad Street stands in close proximity to the red and yellow MTA subway lines as well as the Staten Island ferry. Hundreds of different restaurants also pepper the surrounding neighborhood. The edifice’s proximity to the other office buildings that pepper the neighborhood make this space ideal for an organization needing closeness to partner firms or clients. As a result, such excellent placement adds a significant amount of value for the building’s tenants. The building’s facade is limestone, concrete, and masonry with a black granite base. The structure is built in an art-deco style which complement a lot of the Financial District’s old and distinctive landmarks. Since being acquired by Swig Equities in 2004, the building has undergone a huge capital improvement program and has been repositioned as a luxury boutique office, making it an ideal space for boutique firms looking for prime downtown office space for rent.

Broad Street Development purchased 80 Broad Street, a 423,403 square foot Class B+ art deco building, in 2014. Broad Street Development saw 80 Broad Street as a unique renovation and repositioning opportunity that would satisfy increased demand for well located class “B” office product from the Technology, Advertising, Media and Information (“TAMI”) sectors. The purchase of 80 Broad Street returned BSD to its root principles of actively managing a downtown class B office property with four sides of windows, immense presence, and a high number of small sized tenants.
